Good and clear plan presentation is key to facilitating quick check of gross floor area (GFA).
It is common to see plans where the GFA exemptions sought are not clearly or adequately presented on the calculation plans. This will lengthen the verification process as URA planners would have to seek clarification from the QPs concerned.
An example of a GFA exemption item is the covered communal landscaped areas on the 1st storey of buildings. To qualify for GFA exemption, the plans must illustrate not only the provision of lush greenery but the Floor and Section plans must also be clearly dimensioned, with the 45-degree line to show the extent of area to be excluded from GFA beyond the 45-degree line.
