As part of our effort to streamline and reduce controls, we have relaxed the building setback from Yan Kit Road in a new street-block plan; and lifted the 1st storey building use control at the Beach Road and Upper Circular Road Envelope Control Areas.
STREET BLOCK PLAN ALONG YAN KIT ROAD (URA/DC PLAN RELEASE 3/98 E)
This street block plan is to guide developments on both sides of Yan Kit Road where a reduced setback of 4.5m (instead of 7.5m) is now allowed. This relaxation is made in recognition of the urban context and the small plot size in the area. The reduced setback requirement is shown in the attached plan in
Annex 1
. A 2.0m wide planting strip along the road is still required to protect the residential amenity and enhance the streetscape.
BUILDING USE REQUIREMENT ON FIRST STOREY AT BEACH AND UPPER CIRCULAR ROAD ENVELOPE CONTROL AREAS
Previously, only shopping/eating establishments are allowed on the first storey. Now, this restriction is lifted and owners/tenants can use the first storey for any commercial purpose. This will give greater flexibility to the use of the first storey premises.
This lifting of the first storey use requirement would apply to buildings in the following locations :
a. Beach Road Envelope Control Area, for buildings along North Bridge Road, Middle Road, Beach Road and Seah Street; as shown in
Annex 2
.
b. Upper Circular Road Envelope Control Area, for buildings along South Bridge Road, North Canal Road and New Bridge Road; as shown in
Annex 3
.
