Amendments to Master Plan 2025
List of approved amendments to Singapore’s Master Plan 2025, detailing recent zoning and plot ratio changes now in effect.

PLANNING (MASTER PLAN) RULES (R1)
Notice under Rule 7(a)
Notice is hereby given that the following amendments to the Master Plan have been approved by the Minister for National Development:
Amending the plot ratio of Lots MK01-03889V & MK01-98653T, at Seng Poh Road [PDF, 658 KB], from Hotel Zone at a plot ratio of 3.0 (gross) to Hotel Zone at a maximum permissible plot ratio of 4.0 (gross). (Approved on 15th February 2026)
Rezoning of Lots TS25-01288K and TS25-01287A, at Tanglin Road [PDF, 614 KB], from Residential Zone at a plot ratio of 1.4 (gross) to Hotel Zone. (Approved on 15th February 2026)
The approved amendments shall take effect on the dates set out above.
Certified copies of the approved amendments may be inspected during office hours at the Urban Redevelopment Authority, The URA Centre, 1st storey Customer Service Centre, 45 Maxwell Road, Singapore 069118, from 13th March 2026 to 28th March 2026. The approved amendments may also be viewed at www.ura.gov.sg (amendments to Master Plan website).
