Internal works within your flat, condominium or strata landed unit do not require planning permission when there is no increase in Gross Floor Area (GFA).
The installation of open-sided covers over private enclosed spaces (PES), private roof terraces (PRT) and balconies in flats, condominiums, and strata landed houses also does not require planning permission. Homeowners are to seek consent from MCST and ensure that the covers meet the requirements of other relevant agencies such as the Building and Construction Authority (BCA) and the Fire Safety and Shelter Department (FSSD, SCDF), where necessary.
If the home improvements works within strata units involve an increase in GFA, a letter signed by the Secretary or Chairperson of the council of the estate's management corporation (MC) is required. The letter should explain that the MC has 90% resolution authorised to carry out proposed works for a strata unit.
