Release of flash estimate for 3rd Quarter 2026 private residential property price index

The overall private residential property price index increased by 1.4% in 3rd Quarter 2026, compared to an increase of 0.5% in 2nd Quarter 2026. For the first three quarters of 2026, the property price index increased by an average of 0.9% per quarter, unchanged from the average quarterly increase over the same period in 2025.
To cater to housing demand and maintain market stability, the Government is sustaining a high level of private housing supply through the Government Land Sales Programme. A total of 4,745 private residential units will be launched under the Confirmed List in the second half of 2026, bringing the full-year Confirmed List supply to 9,320 units, more than 50% above the annual average over the past 10 years. This will bring the total supply of private residential units (including Executive Condominium units) expected to be completed over the next few years to around 60,600.
The macroeconomic outlook remains highly uncertain, including for global and domestic interest rates. Households are advised to exercise prudence when purchasing property and taking out mortgage loans.
The Urban Redevelopment Authority (URA) released the flash estimate of the private residential property price index for 3rd Quarter 2026 today.
The flash estimate of the private residential property price index increased by 1.4% on a quarter-to-quarter basis in 3rd Quarter 2026, compared to the 0.5% increase in the previous quarter (see Annex A [PDF, 151.05 KB] (opens in new tab) and Annex B [PDF, 196.06 KB] (opens in new tab)). Sale transaction volume decreased by about 30% on a quarter-on-quarter basis in 3rd Quarter 20261.
Prices of non-landed private residential properties increased by 0.9%, compared to the 0.1% decrease in the previous quarter. Prices of non-landed private residential properties in the Core Central Region decreased by 0.1%, compared to the 1.8% increase in the previous quarter. Prices in the Rest of Central Region increased by 0.2%, compared to the 1.2% decrease in the previous quarter. Prices in the Outside Central Region increased by 2.2%, compared to the 0.1% decrease in the previous quarter. For landed properties, prices increased by 2.8% in 3rd Quarter 2026, compared to the 2.5% increase in the previous quarter (see Annex C [PDF, 140.56 KB] (opens in new tab)).
The flash estimates are compiled based on transaction prices submitted for stamp duty payment and data on units sold by developers up till mid-September. The statistics will be updated on 23 October 2026 when URA releases its full set of real estate statistics for 3rd Quarter 2026. Past data have shown that the flash estimates may differ from actual changes. The public is advised to interpret the flash estimates with caution.
1 Sale transaction volume (up to mid-September) totalled 4,296 in 3rd Quarter 2026, compared to 6,148 in 2nd Quarter 2026. On a year-to-date basis, sale transaction volume totalled 15,857, compared to 19,793 for the corresponding period in 2025.
