Release of flash estimate for 2nd Quarter 2026 private residential property price index property price index

The overall private residential property price index increased by 0.5% in 2Q2026, lower than the 0.9% increase in 1Q2026.
To meet housing demand and maintain market stability, the Government is sustaining a high and steady supply of private housing through the Government Land Sales (GLS) Programme. In 2H2026, 4,745 private residential units will be launched under the Confirmed List, bringing the full-year Confirmed List supply to 9,320 units, over 50% higher than the past 10-year annual average. With this addition, around 61,000 private residential units (including ECs) are expected to be completed in the next few years.
The macroeconomic outlook remains highly uncertain. Households are advised to exercise prudence when purchasing property and taking out mortgage loans.
1 The Urban Redevelopment Authority (URA) released the flash estimate of the price index for private residential property for 2nd Quarter 2026 today.
2 The flash estimate of the private residential property price index increased by 0.5% on a quarter-to-quarter basis in 2nd Quarter 2026, lower than the 0.9% increase in the previous quarter (see Annex A [PDF, 155.76 KB] and Annex B [PDF, 218.97 KB]). Sale transaction volume in 2nd Quarter 2026 was broadly comparable to that in the previous quarter1.
3 Prices of non-landed private residential properties decreased by 0.1%, compared to the 1.3% increase in the previous quarter. Prices of non-landed private residential properties in the Core Central Region increased by 2.0%, compared to the 0.6% increase in the previous quarter. Prices in the Rest of Central Region decreased by 1.4%, compared to the 0.8% increase in the previous quarter. Prices in the Outside Central Region decreased by 0.2%, compared to the 2.2% increase in the previous quarter. For landed properties, prices increased by 2.6% in 2nd Quarter 2026, compared to the 0.4% decrease in the previous quarter (see Annex C [PDF, 160.11 KB]).
4 The flash estimates are compiled based on transaction prices submitted for stamp duty payment and data on units sold by developers from 1 Apr 2026 up till mid-June 2026. The statistics will be updated on 24 July 2026 when URA releases its full set of real estate statistics for 2nd Quarter 2026. Past data have shown that the flash estimates may differ from actual changes. The public is advised to interpret the flash estimates with caution.
