We are pleased to release the updated street-block plan (URA/DC Plan Release 3/95E) for lots 8, 9, 10-2, 10-4 to 10-7, 11-1 & 11-2, 323 & 324 TS 19 at Sophia Road to supersede the earlier plan (URA/DC Plan Release 1/94E). The updated plan includes another two lots; lot 323 and 324.
The street-block plan guides the form, layout of infill development or re-development within the lots. Guidelines are prescribed for access, type of land use, form of development, setback requirements and allowable building heights. These guidelines are tabulated and attached for your easy reference.
Street-block plans are continuously prepared to guide the form, layout or plot size of infill development or redevelopment for certain areas. These are areas with a special character or where the property subdivision or building layout is such that some guidelines are required to rationalise the development pattern.

Lots 8, 9, 10-2, 10-4 to 10-7, 11-1 & 11-2, 323 & 324 TS 19 at Sophia Road.
The purpose of this plan release is to inform the public of an updated plan for regulating developments for the above lots.
For this street-block, the following prescribed guidelines will apply:

Setback Provisions | Front :Up to PWD's road widening line. Side : 3 m for lots 323 and 11-2 only ie end units. Rear : 4 m. |
Height Control | 30 m AMSL up to the roof parapet for lots 8, 9, 10-2, 10-4 to 10-7, 323 & 324. 36 m AMSL up to the roof parapet for lots 11-1 & 11-2. |
Access | Access is to be taken from Sophia Road. |
Other requirements | Technical requirements of the relevant government departments such as Roads & Transportation Division, PWD are to be complied with. |
