The URA has completed a plan to guide development on lots 766, 768 & 1330 pt MK 15 at Upper Thomson Road as shown in the attached plan [PDF, 86.90 KB] (ref: URA/DC Plan Release 2/95E).
The plan prescribes and guides the form, layout of infill development or re-development within this street block. Prescribed guidelines for access, type of land use, form of development, setback requirements and allowable buildings within this streetblock are tabulated and attached for easy reference. Setback controls and other requirements have been imposed so as to safeguard the amenity of the nearby residential estate.
Street block plans are continuously prepared to guide the form, layout or plot size of infill development for certain areas. These are areas with a special character or where the property subdivision or building layout is such that some guidelines are required to rationalise the development pattern.

Street Block for lots 766, 768 & 1330 pt MK 15 at Upper Thomson Road
The purpose of this plan release is to inform the public of an approved plan for regulating developments in this street block.
For this street-block, the following prescribed guidelines will apply:

Landuse | Commercial/Residential, with the commercial quantum not exceeding 40% of total Gross Floor Area. |
Plot Ratio | 3.0 gross (max) |
Building Form | Party-wall development. No window openings shall be allowed along the common boundary of lots 1330 pt and 766. |
Building Setback Requirements | Front : 7.6 m (min) from the road widening line, of which 3 m shall be provided as a planting strip. |
Height Control | Maximum building height shall not exceed 4-storey. |
Covered Walkway | Provision of a continuous walkway: |
Vehicular Access Arrangement | An internal service road shall be provided along Upper Thomson Road. The internal service road need not be taken over by PWD and is to be maintained by the respective developers/owners. |
Other Requirements | Requirements of Roads Division, PWD are to be complied with. |
