Background
A review has been carried out for the street block plan for houses no. 68 to 148 (even only) along Mackenzie Road. In consideration of the existing site conditions, the building setback has been reduced for part of the street block to allow for more meaningful developments on the sites as shown in Appendix 1 [PDF, 227.63 KB].
The revised street block plan will be used to guide additions & alteration or redevelopment proposals within the street block.
Details of Guidelines
The street block plan covers planning parameters including the type of land use, form of development, setback requirements, allowable building height and access. The prescribed guidelines can be found in Annex A.
This circular supersedes our previous circular no. URA/PB/2008/13-CUDD dated 2 Jun 2008.

5 | Height | Maximum 24.0m AMSL / 36.0m AMSL (absolute), as shown in Appendix 1. The building height of all permanent structures, such as water tanks, mechanical and electrical (M&E) equipment, lift motor rooms, TV antennae etc are not to exceed the absolute height of 24.0m / 36.0m AMSL. |
6 | Vehicular Access | All vehicular access is to be taken from the service road at the rear. |
7 | Roofscape | Developments are to ensure that the roof areas are well-designed and attractive when viewed from the surrounding developments. All service areas, mechanical and electrical (M&E equipment), water tanks, car parking lots, etc, are to be located within, and be fully integrated into, the building envelope and visually well-screened from top and on all sides.
