Background
Currently, URA allows chalets and guesthouses to serve as accommodation for members’ use only within golf club developments, subject to a quantum control of 30% of the total GFA or 10,000sqm, whichever is lower.
URA has carried out a review of the current guidelines for accommodation facilities in golf clubs and has decided to give golf club operators some flexibility on the type of accommodation that could be allowed within golf clubs.
Details of Revised Guidelines
The revised guidelines allow hotel rooms to be provided in all golf clubs as part of the current chalets/guesthouses quantum cap of 30% of total GFA or 10,000 sqm, whichever is lower. Golf clubs that have already utilized some or all their chalet/guesthouse quantum can reconfigure them to full hotel rooms if they wish to do so. The hotel rooms, chalets and guesthouses cannot be land or strata sub-divided.
The zoning for the hotel rooms, just like the chalets and guesthouses, will remain as “Sports & Recreation” of the golf club as such facilities are not meant to be independent from the golf club development.
The hotel rooms, whether reconfigured from existing chalets and guesthouses or new additional facilities (ie new GFA within the allowable quantum cap) shall be subject to Development Charge/Differential Premium (DC/DP) where appropriate. The lease for hotel rooms will be tied to the lease of the golf course.
The current quantum cap on other commercial uses within golf courses will remain unchanged at 30% of the total GFA or 4,000sqm, whichever is lower.
