CIRCULAR TO PROFESSIONAL INSTITUTES
New erection or reconstruction of landed housing will be subject to the Envelope Control guidelines. Please refer to the circular URA/BP/2015/02-DCG issued on 11 Feb 2015. A&A works to existing landed houses will continue to be evaluated under the current guidelines.
(I) RELAXATION OF REAR SETBACK
(II) BACK-TO-BACK SEMI-DETACHED HOUSES
I am pleased to inform you that with immediate effect, the minimum setback requirement from the rear boundary at the 1st and 2nd storey of landed houses1 is relaxed from 3m to 2m. The revised setback will be similar to the existing side setback requirement, and will give homeowners more live-in space. No structures or cooking activities will be allowed within the 2m setback area. All other development control guidelines remain unchanged.
The revised guideline will not apply to:
Landed housing in good class bungalow areas; and
Landed housing under special street-block plan controls.
The back-to-back semi-detached houses have been adopted as an alternative form of landed housing. Back-to-back semi-detached houses are a pair of semi-detached houses sharing a rear common party wall instead of a side party wall. The guidelines for the back-to-back semi-detached houses are illustrated in Appendices 1-1 and1-2.
