Advisory to Housing Developers
Who Should Know:
All developers with a sale licence
Effective Date:
With effect from 25 Feb 2022, unless otherwise stated
This has been superseded by the latest advisory. Please find it here.
As announced by Multi-Ministry Taskforce on 16 Feb 2022, the Safe Management Measures (SMM) will be simplified.
Mask wearing will continue to be required as the default for show galleries. With effect from 25 Feb 2022, while safe-distancing is encouraged, it will no longer be required between masked individuals and groups for show galleries. Nonetheless, the maximum group size of 5 persons, including salespersons, remain applicable. Developers should ensure that the groups are evenly spread out and there are no chokepoints or overcrowding at any one location, particularly on days when crowds are expected, e.g. during initial launch of the project. Developers do not have to submit an updated SMM checklist to reflect the change in safe distancing requirement.
With effect from 4 Mar 2022, there is no capacity limit for all show galleries provided that there are no more than 1,000 persons, including salespersons, developer’s staff and agents, at any one time. However, should there be more than 1,000 persons at any one time, the capacity limit should be based on 10 sqm per person for the show gallery.
There are no changes to the other SMM, such as the Vaccination Differentiated SMM as set out in our advisory on 7 Jan 2022 and no consumption of food and beverages for visitors in the show galleries.
Developers with existing show galleries who wish to adopt the revised SMM guidelines that take effect from 4 Mar 2022 are required to submit the updated SMM checklist, in the attached format, to the Controller from 4 Mar 2022 onwards and no later than 2 working days after the adoption of the revised SMM. For new show galleries, developers are required to submit the updated SMM checklist, in the attached format, to the Controller at least 2 working days before opening your show gallery.
As the situation is evolving, please continue to keep abreast of the latest announcements and take immediate steps to comply with the new requirements. The Controller may conduct audit checks, and developers may be required to close the show gallery if the safe management measures are not in place based on the prevailing guidelines. We seek your understanding and cooperation to reduce the risk of transmission of COVID-19.
