  1. Development Control Division is pleased to release the street-block plan for Devonshire Road
  2. The street-block plan is meant to guide the form, layout of in-fill development or re-development within the above street-block. Planning parameters covered by the street block plan study include access, type of land use, form of development, setback requirements and allowable building height. The guidelines have been approved by the Ministry of National Development for use by Development Control Division to guide development applications.
  3. The street-block plan ref: URA/DC Plan Release 2/94 E is shown below for your reference.
  4. There are such studies being carried out from time to time and it is the practice that they be made known in the same manner as and when approved.

STREET BLOCK AT DEVONSHIRE ROAD

The purpose of this plan release is to inform the public of an approved plan for regulating developments in the street-block.

For this street-block, the following guidelines will apply :

Landuse     Residential Flat 
Plot Ratio  2.8 (gross)
Building Form  Party wall construction. There shall be no window openings along the common boundary of the immediate buildings.
Setback Provisions

 Front : 3 m from PWD's road widening line.

Side : 3 m for end units only.

Rear : Can abut service road.

Height Control  Up to 6 storeys*
Vehicular Access Arrangement  To be taken from the 7.6 m rear service road.

* Proposed height in excess of 6 storeys can be considered on the merits of the case if the plot ratio does not exceed 2.8.
