Why are there no records of recent transactions reported in the press? |

This information service only covers property transactions with caveats lodged with the Singapore Land Authority.
Typically, caveats are lodged at least 2-3 weeks after a purchaser signed an option to purchase at the showflats.
The press frequently reports the sales status of projects based on observations at showflats or interviews with
developers. Therefore, what you read in the media will be different from the information shown here.
In addition, it is not compulsory to lodge a caveat for all property purchases. Lodging of caveats is usually done
voluntarily by purchasers through their lawyers to protect their interest in the property.

A caveat is a legal document lodged with the Singapore Land Authority by a purchaser to protect his/her interests after
an option to purchase is exercised or a Sales & Purchase Agreement is signed.

Why are there no record of sale of a property which I know has been sold? |

This service provides a listing of all property transactions with caveats lodged within the last 24 months.
Therefore, the property in question may have a caveat lodged more than 24 months ago or the property may
have been sold without having any caveat lodged.

The valuation of properties are private information owned by the parties which commissioned the valuation reports. Thus, URA does not have such information.

The URA website is designed such that the loading time for each page should be less than 1 minute for users with broadband access and Pentium III computer.
The loading time of webpages also depends on factors outside of URA's control. For example, the bandwidth
allocated to your estate by your internet service provider, the number of people surfing the internet at
the same time, the type of service you subscribed, the configuration of your personal computer and others.

To convert the area from sqm to sqft, multiply the figure by 10.764. To convert the price from $psm to
