URA LAUNCHES FIVE SITES FOR RESIDENTIAL DEVELOPMENTS

1. The Urban Redevelopment Authority today announced the launch of five land parcels for sale by public tender for residential developments. They are:


a. Land Parcel A at Jellicoe Road (Jellicoe Place),

b. Land Parcel B at Mount Sinai Drive (Mount Sinai Grove),

c. Land Parcel C at Lengkong Empat (Lengkong Rise),

d. Land Parcel D at Lorong 9/11 Geylang (Sims Corner), and

e. Land Parcel E at Joo Chiat Place/ Everitt Road (Joo Chiat Place).


2. These five parcels, with a total land area of about 3.4 ha, is the last batch of sites to be sold under the Government’s sale of sites programme for private housing development this year. About 770 private housing units are expected to be built on these five land parcels.



3. All the above parcels are offered on 99-year leases. Tender for these parcels will close at 12 noon on 14 February 2001 (Wednesday). Details of the land parcels and the location plans are in Annexure A.

Land Parcel A at Jellicoe Road (Jellicoe Place)

4. Land Parcel A at Jellicoe Road has a site area of about 1.46 ha and is located near the Lavender MRT station. The site offers the developer an opportunity to integrate a row of unique Art Deco shophouses within his development. The maximum permissible gross floor area for the condominium development is about 61,300 sq m.

5. Land Parcel B at Mount Sinai Drive is located in the prime Holland Road area. The site area of this land parcel is about 0.64 ha site while the maximum gross floor area for the apartment/ condominium development is about 13,500 sq m.

Land Parcel C at Lengkong Empat (Lengkong Rise)

6. Land Parcel C at Lengkong Empat has a site area of about 0.29 ha and is earmarked for an apartment development of a maximum gross floor area of about 6,200 sq m.

7. Land Parcel D at Lorong 9/11 Geylang has a site area about 0.17 ha and an apartment development with a maximum gross floor area of about 4,900 sq m can be built on the site.

8. Land Parcel E at Joo Chiat Place/ Everitt Road has a site area of about 0.84 ha. Developers can either choose to build a mixed landed, apartment or condominium development on the site. The maximum permissible gross floor area for the apartment/ condominium development is about 11,700 sq m.

9. Information flyers/ tender brief are available free-of-charge at the Customer Service Counter on the 1^st storey of The URA Centre at 45 Maxwell Road. Information on the five sale sites is also available at URA website: /sales/sales_main.html.
   
   
10. Developer’s Packets (containing detailed information on the sale of the land parcels) are available for sale at $103 each (inclusive of 3% GST) at the Customer Service Counter. They can also be purchased through the Internet at http://spring.ura.gov.sg/sales/devpack_sales.html. Each packet will cost $113 and $170 for local and overseas delivery respectively.
