URA launches tender for
the first sale site in Paya Lebar Central
The Urban Redevelopment Authority (URA) launched the first land parcel in Paya Lebar Central for sale by public tender today.

Located at the fringe of the city centre, Paya Lebar Central is envisaged to be a bustling commercial centre, with a mix of office, retail, hotel and attractive public spaces. The precinct has in total about 12 hectares of land available for development and a potential commercial floor space of more than 500,000 sqm. Paya Lebar Central has the potential to be a sizable fringe commercial centre, catering to businesses that do not need to be located within the CBD. Land Parcel at Paya Lebar Road / Eunos Road 8
The land parcel at Paya Lebar Road / Eunos Road 8 is the first site offered for sale in Paya Lebar Central. Located next to the Paya Lebar Interchange Station serving the Circle and East-West MRT Lines, and with an excellent frontage along Paya Lebar Road, the site occupies a prime location in the heart of Paya Lebar Central. The upcoming Continuing Education & Training (CET) East Campus, which is being developed by the Singapore Workforce Development Agency (WDA) and slated for completion in 2013, will also be located adjacent to the land parcel.
The site is envisaged to be developed into a good-quality office development that would appeal to businesses that do not need to be located within the city centre, as it is a mere 10-minute drive from the CBD. In line with the plan for Paya Lebar Central to be a major commercial centre, the proposed development on the land parcel will also have at least 80% of the total GFA for office use. The remaining GFA can be for additional office use or other uses permitted under the Commercial zoning.

A tender period of about twelve (12) weeks will be allowed for the land parcel at Paya Lebar Road / Eunos Road 8. The tender will close at 12 noon on 21 April 2011. Selection of the successful tenderer will be based on the tendered land price only.
Developer’s Packets containing details of the site, development requirements and conditions of tender are available at $105 each (inclusive of GST). These can be purchased from the Customer Service Counter on the 1st storey of The URA Centre, 45 Maxwell Road, Singapore 069118.
