URA releases two residential sites at Jalan Eunos and Buangkok Drive/ Sengkang Central for sale

The Urban Redevelopment Authority (URA) released two residential sites at Jalan Eunos and Buangkok Drive/ Sengkang Central for sale today.

The land parcel at Jalan Eunos is launched for sale under the Confirmed List, while the site at Buangkok Drive/ Sengkang Central is made available for application for sale under the Reserve List of the second half of 2010 (2H2010) Government Land Sales (GLS) Programme.

Together, these two residential sites can potentially yield about 1,020 housing units and will provide developers and home-buyers with more choices.

Land Parcel at Jalan Eunos

With a site area of about 4.1 ha, the site will have a maximum permissible gross floor area (GFA) of 57,766 sqm and can potentially yield about 525 housing units.

The land parcel is situated in the east region of Singapore, a choice location for private residential development. It is easily accessible via major roads and expressways such as the Pan-Island Expressway and Jalan Eunos and is located near the Eunos and Kembangan MRT Stations.

Land Parcel at Buangkok Drive/ Sengkang Central

The 1.8 ha land parcel at Buangkok Drive/ Sengkang Central has a maximum permissible GFA of 55,027 sqm and can potentially yield about 495 housing units.

Located near to the Buangkok MRT Station, the future residents can enjoy convenient access to all parts of the island. The land parcel is also well connected to major roads and expressways such as Tampines Expressway and Kallang Payar Lebar Expressway.

The tender for the Confirmed List site at Jalan Eunos will close at 12 noon on 7 September 2010. Selection of the successful tenderer will be based on the tendered land price only. Developer’s Packets containing details of the site, development requirements and conditions of tender are available at S$105 each (inclusive of GST). These can be purchased from the Customer Service Counter on the 1st Storey of The URA Centre, 45 Maxwell Road, Singapore 069118. The Developer’s Packets can also be purchased via URA-online at http://www.ura.gov.sg/sales/sale_of_developer’s_packet.html at a cost of S$105 each (excluding delivery charges) for local and overseas purchases.

The Reserve List site at Buangkok Drive/ Sengkang Central will be released for sale if the criteria for the triggering of the site are met.

Potential Supply from Government Land Sales (GLS) Programme

In response to the strong demand for private housing and for land to build private residential developments, the Government has placed 18 sites on the Confirmed List and 13 sites on the Reserve List for private residential development under the 2H2010 GLS Programme. Together, the 31 sites in 2H2010 (i.e. from both the Confirmed and Reserve Lists) can generate 13,905 private residential units. This is over and above the 16 sites sold for residential development under the 1H2010 GLS Programme, which can potentially generate another 6,270 private residential units. In all, the 20,175 units from 1H2010 and 2H2010 is the highest potential supply in the history of the GLS Programme.

Most of these sites are located in Outside Central Region (OCR) or in locations in the Rest of Central Region (RCR) where more affordable private housing are expected to be built, and will hence meet the demand for mass market private housing. Pipeline Supply

Apart from the potential supply from the GLS Programme, there is also supply from projects in the pipeline which have been initiated earlier, both from Government and private land sources. As of 1st Quarter 2010, there were about 63,600 private residential units in the pipeline which would be completed over the next few years. Of these 63,600 private residential units, there was also an inventory of about 34,200 private housing units which have not been sold yet, and can be made available for sale within the year if the developers choose to do so.
