URA launches tender for residential development
at Choa Chu Kang Road / Woodlands Road
The Urban Redevelopment Authority (URA) launched the residential site at Choa Chu Kang Road / Woodlands Road for sale by public tender today.
The land parcel at Choa Chu Kang Road / Woodlands Road is the first residential site to be sold through the Confirmed List under the Government Land Sales (GLS) Programme for the first half of 2010.
Land Parcel at Choa Chu Kang Road / Woodlands Road
The land parcel with a site area of 1.56 ha is located at the junction of Choa Chu Kang Road and Woodlands Road. The site is earmarked for an integrated commercial and residential development, that is co-located with the Ten Mile Junction LRT station. A 3-storey podium block comprising commercial space at 1st and 2nd storey and the Ten Mile Junction LRT station at 3rd storey is already built and in operation. The sale will only include the existing commercial development and the future residential development to be built above the podium.
The proposed residential development on the site will have a maximum permissible gross floor area of 23,634 sqm. The existing commercial development has a gross floor area of about 11,259 sqm and is currently let out on tenancy.
The loading provision for the future residential development is already provided for within the completed development.
The site will enjoy easy access to other parts of the island as it is located close to the future Bukit Panjang MRT Station, which is part of the future Downtown Line 2 (DTL2). The DTL2 will be connected to the key precincts in the city centre including Bugis, Marina Bay and Chinatown. This rapid transit line is targeted to be completed by Year 2015.

Details of Tender
A tender period of about 7 weeks will be allowed for the site. The tender will close at 12 noon on 23 February 2010. Selection of the successful tenderer will be based on the tendered land price only.
Developer’s packets containing details of the site, development requirements and conditions of tender are available at S$105.00 each (inclusive of GST). These can be purchased from the Customer Service Counter at The URA Centre, 45 Maxwell Road, Singapore 069118.
