URA Launches Tender for Commercial Site
at Anson Road / Enggor Street

The Urban Redevelopment Authority (URA) launched a commercial site at Anson Road / Enggor Street for sale by public tender today.

The site at Anson Road / Enggor Street was made available for sale through the reserve list system on 20 March 2007. On 14 May 2007, URA announced that it had received an application from a developer to put up the site for tender and would launch the site for public tender in about two weeks’ time. The developer has committed to bid at least S$172 million for the site in the public tender.

The Land Parcel, which has a site area of about 0.37 ha and a maximum permissible gross floor area of about 35,657 sqm, is zoned for commercial development.

The Land Parcel is located within Tanjong Pagar, a key gateway into the Central Business District (CBD). The area has a number of major office developments, including Capital Tower, Temasek Tower, Springleaf Tower, as well as offices of key public institutions such as the Monetary Authority of Singapore and the Central Provident Fund Board. The site’s prime location in the CBD and its site configuration will provide an opportunity for investors to develop a prime office building in the Tanjong Pagar area with good-size floor plate of about 1,700 sqm.

Other details

A tender period of about 8 weeks will be allowed for the site. The tender will close at 12 noon on 23 July 2007. Selection of the successful tenderer will be based on the tendered land price only. Any tender below the accepted minimum bid price of S$172 million will not be accepted.

Developer’s Packets containing details of the site, development requirements and conditions of tender are available at S$105* each (inclusive of GST). These can be purchased from the Customer Service Counter on the 1st storey of The URA Centre, 45 Maxwell Road, Singapore 069118. The Developer’s Packets can also be purchased via URA-Online at http://www.ura.gov.sg/sales/sale_of_developer’s_packet.html at a cost of S$105* each (excluding delivery charges) for local and overseas purchases.

* Please note that the amount payable shall be revised to S$107.00 (inclusive of GST) with effect from 1st July 2007 when the rate of GST is increased to 7%
