URA reserve site at Ubi Avenue 4/Ubi Road 2 for industrial development is now open for application

The Urban Redevelopment Authority (URA) today released the detailed sale conditions for a reserve site at Ubi Avenue 4/Ubi Road 2 for industrial development. Developers interested in purchasing the site can now apply to URA for it to be put up for tender.

The Land Parcel at Ubi Avenue 4/Ubi Road 2 is the last of the four new industrial sites that were scheduled for release for application on the reserve list in the Government Industrial Land Sales Programme for the second half of 2007 as announced by the Ministry of Trade and Industry (MTI) on 27 June 2007. The other three sites that have already been placed on the reserve list are located at Toh Tuck Avenue, Yishun Avenue 6 (Parcel 8) and Toa Payoh (Former Playfair Primary School).

Land Parcel at Ubi Avenue 4/Ubi Road 2

The Land Parcel at Ubi Avenue 4/Ubi Road 2 has a site area of about 1.25 ha and a maximum permissible gross plot ratio of 2.0, with a lease period of 60 years. It is zoned for a Business 1 development and can be developed for a wide range of clean and light industrial uses. The details of the Land Parcel and the location plan are given in Annex A-1 and A-2.

Reserve List System

Under the government’s reserve list system, a site on the reserve list would only be put up for tender if a developer’s indicated minimum bid price in his application is acceptable to the government.
