URA launches two transitional office sites for sale at Mountbatten Road and Aljunied Road / Geylang East Avenue 1

URA announced today the launch of sale of two transitional office sites at Mountbatten Road and Aljunied Road / Geylang East Avenue 1.

URA had earlier awarded the tenders for two transitional office sites at Scotts Road and Tampines Concourse / Tampines Avenue 5. The launch of the two land parcels at Mountbatten Road and Aljunied Road / Geylang East Avenue 1 will provide additional office supply to help meet the demand for office space in the short to medium term.

Land parcels at Mountbatten Road and Aljunied Road / Geylang East Ave 1

The land parcel at Mountbatten Road has a site area of about 2.12 ha and can yield a maximum gross floor area of 20,000 sqm. It is conveniently located at the fringe of the city, next to the future Mountbatten Mass Rapid Transit (MRT) station along the Circle Line expected to be ready by 2010.

Located at the fringe of the Central Business District and adjacent to the Aljunied MRT station, the second land parcel at Aljunied Road / Geylang East Avenue 1 has a site area of about 1.88 ha and a maximum permissible gross floor area of 18,885 sqm.

Both sites are to be sold on short-term leases of 15 years. The office buildings on these sites are expected to be low-rise developments of about 3 storeys that can be built quickly in about a year.

Other Details

Tenders for the land parcel at Mountbatten Road will close at 12 noon on 9 January 2008 and the tender for the land parcel at Aljunied Road / Geylang East Ave 1 will close at 12 noon on 16 January 2008.

Selection of the successful tenderer will be based on the tendered land price only.

Developer’s Packets containing details of these sites, development requirements and conditions of tender are available at S$105 each (inclusive of GST).
